President’s Message: 

Ø      The Isle of Capri Board has been working on revising the Rules and Regulations document that was last dated June 2002.  The revision should be finalized within a few weeks, and the final version will be made available to all residents, either on the internet, or by providing a hard copy for everyone's retention.

 

Ø      Please remember to call our property manager, George Kuhn and/or the Bayshore Office at 871-0004, regarding any problem you may have, even for an emergency problem.  It is their responsibility to resolve these areas of concern with all Capri residents.  Don't forget you must also fill out the proper form, and submit it in the Capri box at the Clubhouse.

 

Ø      In the event that you have complaints with your cable reception and quality, please call Adelphia directly, and notify a member of the Board that you have made a complaint.  The Board is keeping a log of these calls.

 

 


Ø      The ARC/ Paint Committee has established a new paint manual.  Mac Crespim is the head of the Paint Committee, and you may contact him for any information you need regarding paint colors, etc.  His telephone # is 878-9664.  (See pertinent information on the painting of garage doors in this newsletter.)

 

Ø      Tree trimming of the palm and oak trees has begun.  Sampson Tree Service will trim the trees on your property, only if you authorized them to do so.

 

Ø      The Capri Board will recess the regular meetings during July and August.  However, we will continue to have caucus meetings, and all residents are invited to attend.

 

Ø      Have a wonderful summer, with safe travels...

Irrigation Change Updates


A new Contractor, Pete Greco (Independent Lawn Care and Landscape Inc.), has been contracted to do our irrigation maintenance starting July 1, 2004.  It will take Pete three to four weeks to get it back to “par” and complete outstanding work orders, so please be patient.  Also, the severe drought may impact maintenance capability.

 

St. Lucie West Services District (SLWSD) has put all of St. Lucie West on a new irrigation water schedule that started June 22, 2004.  This schedule basically restricts water to each house to a maximum of three days per week, and watering no more than 30 minutes per day in the summertime and 15 minutes in the winter.  Watering can be done only between the hours of 6:00 pm and 8:00 am.  Please remember, however, that this schedule will also be affected by the drought on a daily /weekly basis.  We indulge your patience!

 

Kings Isle has been allocated a maximum of 1000 gallons per minute irrigation water flow by the SLWSD.  The Kings Isle Community Association Irrigation Committee has integrated all seven isles and clubhouse irrigation time clocks, and determined the required times for each time clock to turn on and off, so that we do not exceed the 1000 gallons/ minute maximum.

KICA Meeting Notes from Brenda Foglia

¨       The 2003 KICA financial review of the Clubhouse books has been completed.  This type of procedure is in compliance with the State of Florida requirements for homeowner associations. 

 

¨       Resealing and striping of the clubhouse parking lot and Kings Isle Boulevard will be done during July /August.  It was voted to go ahead at this time while there are fewer people in the area.

 

¨       Palm tree trimming on the boulevard will begin shortly.  Replacement of plants and greenery is halted due to lack of rain.  Mulch and on-going clean-up of boulevard are budget line items for this year.

 

¨       We are in a wait situation on installation of the traffic lights.  It is hoped that they might appear by summertime.

 

¨       The bar code reader replacement is complete.  The intent of the bar code eligibility was that only residents would receive a bar code.  Because this intent was misinterpreted, a few residents’ children, who purchased homes for their parents were issued bar codes.  The attorney was consulted, and it was determined that it is legal to issue bar codes to residents ONLY.  Therefore, bar codes will be limited to Kings Isle residents ONLY.  A non-resident owner may have access to their home, but will not be issued a bar code.

 

¨       Uninvited /unannounced guests are sometimes using our facilities.  Please call the gate house when you expect guests.  Also, if you see unfamiliar people using our facilities, ask politely if they are new residents at Kings Isle, or just visiting.  It’s up to all of us to help keep our community safe.

Wash Coat – one part vinegar, one part detergent to five parts water prior to painting.  (Suggestions – thorough clean water rinse)

One coat of a high quality semi-gloss exterior paint”

 

Capri II

 

“Steel Door – Clean door with ¼ cup mild detergent in three gallons water, washed with a soft brush, immediately followed by a thorough clean water rinse.

One coat of a high quality semi-gloss 100% acrylic latex exterior paint”

Are you observing the speed limit in Kings Isle??  Please remember that there is a 24 mph speed limit on Kings Isle Boulevard and Tuscany Drive, and a

14 mph speed limit on all other streets.  Do respect these limits, slow down, and enjoy our beautiful community.  AND, don't forget those stop signs, too!
